Embedding social equity into the built environment
SEAM, Inc. is a US 501(c)(3) nonprofit organization that developed and maintains the SEAM Standard — the first social equity rating system for commercial real estate. We believe the built environment should uplift everyone.
Our mission is to provide the tools, resources, and framework to help projects and organizations put people at the center of their real estate projects. Through SEAM Certification, the AP Credential, and the ROSSI Calculator, we are transforming how the industry thinks about development — making it more inclusive, just, and impactful for all communities.
The SEAM Standard evaluates buildings across four interdependent pillars: Social Impact, Social Responsibility, Social Justice, and Social Accountability. Together, we can shape a future where every person, regardless of their background, benefits from the places they live, work, and interact.

Rainey Shane
CEO and co-founder of SEAM. Rainey brings 15+ years of commercial real estate experience and played a central role in developing the SEAM Standard. Previously Director of Social Sustainability for North America at JLL.

Alex Demestihas
Co-founder of SEAM with 15+ years of commercial real estate experience. Previously Managing Director at JLL, where he led construction of multiple Fortune 500 headquarters in Atlanta.

CMO at SEAM, leading marketing, communications, and growth. Chris drives awareness and adoption of SEAM Certification and the AP credential worldwide.
